Post: Structuring a wholesale deal

I have a lead from a guy that has a friend who is trying to sell his house. I plan on wholesaling this deal and double closing. What kind of document should I sign with the guy who brought me the deal? He is requesting a 5K finders fee which is fine, I just don't know what docs to use to insure he gets a check at closing. Would I write that up as a contingency/condition in the agreement for sale or use some sort of JV agreement? Thanks in advance!

I have been thinking about new ways that I can reach potential sellers, and Facebook seems like a logical choice. I have experience in running Ads on the platform, although not for real estate. I also know how to build converting squeeze pages to get seller info. 

I wanted to see if anyone has tried this before? 

What was your experience?

What did your Ad copy look like?

Is generating leads online even effective?

Hey everyone,

So if you are wholesaling, do you have to state in the contract what you will be making as a fee, or do you just automatically get the difference made at closing between the asking price and the price the buyer is paying? thanks, Zach

Hey everyone,

I was researching deals to wholesale and I came across someone wanting to buy a specific property, but was not a cash buyer. If they are financing the house, how will 
I make my cash profit on it? would I request a cash fee be paid?

any suggestions are appreciated.

hey everyone, I was wondering if you can purchase a house from a real estate agent, and then wholesale(sell to an investor) for profit, or will it not work? i would have to finance the house but didn't know if i could sell the house quickly after that?
