Thanks everyone. I feel like my biggest hurdles or lack of experience underwriting a deal, and the ambiguity of local laws. I feel like there is always some piece of knowledge I don't have and that this blind spot could potentially be a huge issue.

As far as underwriting, do people have resources they use to underwrite deals? I know bigger pockets has a lot of tools in the plus plans, but I'm not sure I'm quite at that level yet.

My name is Zach and I've been interested in gaining some new practical knowledge & experience into how one actually gets started in REI. I'm new to the forums and haven't been very active. I discussed some oppurtunities with a buddy and we got close-ish to taking the plunge but then chickened out. I guess What I'm most interested in is someone to help me understand how you muster up the courage to take that first step.

So far I've enjoyed everything I've heard and seen in the bigger pockets expanded universe and I'm looking to keep growing my knowledge so I can finally become a real estate investor.
