This is why I self-manage - the average PM doesn't give a rat's behind about me - they just want to collect their 10% with as little work as possible.

Hi All,

I have had this property manager on a new property for the past 5 months, and since the beginning, I've suspected that I am getting charged well over market prices for repairs. The units were not in great shape so I understand that there will be a higher volume of repairs necessary these first few months. But now they've quoted me $8500 to replace a wood staircase at the back of the house leading up to a second story unit. I independently got a quote from someone else in the area for $3200. First off, should I just send this guy to make the staircase replacement without involving the property manager? And secondly, how can I watch over them more carefully and make sure they are not overcharging me in general for repairs and maintenance? Does anyone have experience with feeling like they are getting taken advantage of by their property manager? Thanks in advance for all input.
