@Jordin Boyd I'm starting to lean that way as long as I can have adequate cash reserves when the time comes. This is getting me excited though. I hope there is an opportunity when I start looking! If not I'll just have to get creative and make one. Thanks for your thoughts.

@Eric Gutierrez I'm in the process of doing that now. I just wanted to make sure I am analyzing things correctly moving forward so I can know a good deal when I see it. Are there any other good ways to look besides zillow,trulia,realtor,loopnet?

@Jared Bouzek Thank you so much for your thoughts. This is awesome! Amazing insight. Do you mind answering what a good or typical baseline minimum expectation would be? Are there any other tricks or tips to analyzing properties that you have picked up?

@Steve DellaPelle Awesome feedback! I thought it looked low too, I was just using the Trulia Calculator which probably doesn't account for multiple units. Also a very good point regarding who pays what. If I end up paying for everything it could definitely make a good deal not so good. IF both of these were available in the situation I gave which one would you buy and move into? why or why not?

@Greg Moss Thank you so much for your answer. Do you know if it is a big difference or negligible? I guess every bit helps in the end right.

@John Leavelle I think I did include mortgage insurance in my calculations above. That's a really good point about the common areas I didn't think about that! That probably depends on the property as well. Also really great points for a four plex over a duplex. I appreciate you giving your input.

@Adam D. Thanks for you reply! I agree with everything you mentioned. This is more of a hypothetical situation hoping for some input on how I analyze and tips moving forward. Assuming I can get financing for a 4-plex is that the better option? Why? I put 5% down in my numbers which adds the 1.5% to a standard 3.5% FHA loan. I was using this to simplify things. I account for management expenses as that may be something I would do in the future if I moved out.

I forgot to ask about taxes. Is there a bigger benefit to owning more home which would help us deduct more from our active income? My wife and I are DINKs.
