I ubderstabd the point you're making. I have worked with several people who want to speak in and run deals based off of most of these metrics. So I almost thinks it's a necessity for my work to be able to talk all of them.

But your base req are spot on!

That's awesome @Arlan Potter. The 2% rule is the only "method" I haven't used soley. Do you find that your approach gets you to deals faster?

What metrics do you like most and make you feel most comfortable in investing? For instance cap rate, IRR? Cash on cash? The velocity of money.
