@Joe Splitrock thanks for the response. The air was being clogged with bunches or dirt and grass. He went under the house, Had a technician check it out and clean it up some and said the pressure was way to high at 300+, needed to be around 250 or so. He said it got back to there and starting pumping cool air again so we will see if that helps it. He acted like that would fix it and have it running smooth again. @Chris Collins any insight here? Thanks guys.

Thanks for all of these responses as this is helpful. The AC unit is still working, it just cannot keep up with 100+ degrees days so the house is getting hot. 

Tenants are great, always on time with rent. The wife there is pregnant so that has me a bit concerned as I know I would not want mine in 90 indoor temps being pregnant. 

I will look at window or a portable unit for them.

Hello,

I wanted to see how you landlords/property managers handle these situations. 

1950's SF home, 13 year old HVAC unit that under delivers and is causing tenants to be miserable in their home during NC summers (86-90 degrees inside the home currently on these hot summer days)

They keep letting me know its hot, have had it serviced to no improvements with these hot days. How do/would you handle? Thanks.

Ok. I agree @Thomas S. Thanks for your advice. We like where we live so do the yard work and move on. That's what I will do.

I am happy where we live. I feel a contract should be honored on both ends is all, dont you? Thanks for the advice though and I will look into that.

Hey guys,

I rent the home my wife and I currently live in. In the lease agreement, the landlord stated that his company will pay for lawn care. Well here it is mid April in NC and if you're familiar with the climate here we have been mowing since early March due to warmer weather. My question is am I entitled to taking lawn care expenses out of the monthly rent? Considering I have bought gas, oil, a weed-eater, lawn tools, etc.?

This guy has to be the worst landlord ever as he does as minimal as possible to keep his bottom line, hasnt made repairs he stated he would, etc. He only responds to me if I threaten to take expenses off of the rent. I do not mind doing the yard work, I actually take pride in it but would $100 off the monthly rent be fair assessment considering it would cost much more than this if it was done on a weekly basis. Any input is greatly appreciated from you landlords out there and property managers. Thanks!

@Adam Schneider,

Thanks for that information. In regards to paying a mentor etc, I am just meeting up with a local agent who is also into rehabbing properties, buy/hold, wholesale. We are just meeting at one of his properties and going to do lunch and connect some. I dont know if he has students that have graduated or not but I am just looking for someone that will allow me to come up under their wing so to speak, learn from them and in return, I can help them out in any way(handyman type work,etc.) to make their time worth it rather than paying some exorbitant fee that most big name mentor programs ask for. 

If this is not the case with this meet up next week, then I will keep networking, attending meetings and learning some other way. Please let me know what you think here.

Hey everyone. I am new to Bigger Pockets as I was referred here from a local real estate agent here in Raleigh, NC who I have been working with lately. We connected last week and he is going to show me one of his rehab properties he is doing in the area next week so I am really excited for that! I am a local Chiropractor/Business owner in Raleigh and I am ready to expand my knowledge and income portfolio in real estate.

After educating myself and 'following' the markets here in Raleigh for the last 10-12 months, it is time to find a mentor to show me the ropes so I can learn under first which is where I am starting at. I am also going to start attending local REIA to make some contacts and meet other investors.

I am going to be dealing in the 27609,27610, 27615, 27616 zip codes as these are the areas I am most familiar with. Interested in Buy/Hold Rentals, Wholesale deals, rehab projects. 

Anyways, I am happy to be here and ready to grow in this community. Look forward to connecting with anyone in the area. Whatever it takes:) Rock on!
