I'm sure there are tons of different ways to do this but I was wondering if some of you guys could share with me the order in which you send out different mailers... 

Do I start with a postcard first? Pros vs. Cons?

Hand written letters?

Other options?

Hey guys, been a while since I posted on here! Just wanted to kind of update where I'm at now. The past few months I've been learning and learning as much as possible pretty much through the weekly podcasts. 

When I first started, I thought finding the deals would be the easy part for me and  finding funding would be the hard part, especially because I am only 21 years old. However, I have been talking about real estate investing with a lot of friends and family and funding is now not the issue. I have been gathering lists to get ready to mail to select zip codes near me and call as many landlords that I can find. I'm a little skeptical about cold calling, does anyone have any suggestions for this?(

I'm looking for a 3 family triplex as my first investment because I believe taxes are significantly smaller on a 3 family, opposed to a 4 family and up. 

Since I will be managing the property myself, I am calculating about 60% for NOI and looking for cap rates between 8-10%. This way, I know roughly what I can buy a property for.

Do you think it's best to always buy at intrinsic value or do you +/- other factors (location, parking,etc...)

As I keep learning the business, i feel like everything really makes sense for me besides  the obtaining the money to purchase a house. I know there are many different ways to do this, but i was wondering what you guys thought. 

My question is: For a beginner like me(21 year old newbie from Columbus), what is the best way to go about contacting people about money lending?

Also, if anyone has any recommendations for lenders, please send them my way. (in the Columbus, Ohio location please)

Hey guys, I am getting ready to start my first flip here in a few months. I've been seeing a lot of stuff about people saying you should get your real estate license, and some say it's not required. Correct me if i'm wrong but the main reason to get a license is to have access to the MLS? I'm sure it has other benefits too, but it seems like that is the real reason to do it. Any recommendations on what I should do? I am 21 years old working out of Columbus and Cleveland, Ohio.

Thanks guys. I'm a finance major so I think it would be nice to have down the road if REI doesn't work out for me. My main concern is getting loans. I don't want to be rejected by by everyone just because I didn't finish college. I also think it might be helpful If i decided to drop out now because i could get a huge head start on the whole process, instead of waiting another 2-3 years to really get started.
