Naum Raz Id be interested to hear more about your thoughts on which parts of jersey you're seeing deals? In my experience a lot of those markets are over saturated as well and asking prices are inflated. Looking forward to hearing back and connecting.

John,

Thanks for getting back with me!! I dont find the task of managing (I hire management company's) or even underwriting as the biggest hurdle. I have found that it takes just as much time to take down a single family as it does a 4 unit, and have heard the age old saying you put in as much work on a small one as a large one, so why not go after the big boys. My main obstacle to date has been sourcing these deals. It seems it is a different animal and that the competition as well as the supply is 10X more challenging. Any suggestions on sourcing these 6-50 unit deals?

Hi Fellow BP'ers,

Was hoping to get some advice on how people have had success in making the jump from owning 2,3,and 4 family properties to the 6-50 unit multi family buildings. It seems as though most people (me included) have found success buying the smaller unit type properties but have trouble getting to the big show. How do you go about sourcing these larger deals? How does your underwriting assumptions progress? How do your management and software systems need to scale? A lot of the great advice and conversation on the forums seems to be focused around the first deal or multiple deals but still in the smaller unit count, would love to learn and hear more about how people have had success scaling up to larger properties.

Any and all feedback would be appreciated.

Cheers,

ZF

Hi BP Buffalo,

Also new to bigger pockets but have been buying and investing for two years in the area. Also if you're willing to share their strategy you are using for sourcing deals I would love to hear their input. Feels as if the market is too hot right now and prices are completely inflated. Any and all feedback and discussion is appreciated.
