When we evict someone there is ALWAYS an armed constable involved. I am in complete agreement that you just don't know how someone will react. I stand clear of the door while the constable clears the premises. Can never be too careful!

I work for a large real estate management firm. Our third party screening service actually provides a template that is emailed to applicants that are "rejected" (Not necessarily by choice, but because they did not meet screening conditions). Maybe your screening company offers this tool?

I too would suggest using some sort of a general rejection letter as some of the other commenters have said. You don't want to deal with any nasty fair housing violation accusations. When we rent to someone the apartment goes to the very first person who applies and qualifies based upon our terms. I would be curious to see how others with only a few units to rent handle all of the different requests! Glad to see you've got so much demand for your units. Good luck!
