I think this is really a personal preference. I would think meeting somewhere in the middle would be the best option for all parties. You'll lose a few days rent but ultimately a positive review and future recommendations from the nurse may be more valuable than that. Curious what you decide on so let me know!

As Lindsey mentioned a DSCR loan could be a great option to fund this property if it is for investment purposes only and you will not be occupying it!

Agreed with all the above interpretations. That's how I'm seeing it as well but you could always check with a local RE attorney to double check

Hi @Stacy McElroy as Bonnie mentioned Furnished Finder is still the leader in the space so definitely start your research there. I would also recommend checking out Airbnb/VRBO (for 30+ day stays) as well as Zillow. Those 4 tend to be the most popular sites for mid term rental listings. Reaching out directly to local hospitals in Wichita could be a good idea as well to get a sense of how many traveling nurses they typically have and where they find housing. Good luck!

I think it really comes down to what you are comfortable with but I don't think background check, credit card check, etc on top of a signed lease (and even small security deposit) is unreasonable for an MTR. Just make sure to include the details in the house rules, etc.

Hi @Jean-Marie Poth! I would recommend doing lots of research on the competition in your area and see how many 1 beds vs 2 beds are listed on FF or Airbnb/VRBO. With traveling nurses 1 beds can be more desirable if you offer for a lower price point.

I agree with @Katie Smith! I think lowering the price to get at least your first booking and a review would help a lot. With the lack of comps positive reviews will likely make a meaningful impact on the number of bookings/price you can get.

As Lindsey mentioned a lease is important and sometimes even a small security deposit. I would recommend casting a wider net and listing on Furnished Finder, Airbnb/VRBO, and Zillow.

As Allen said Furnished Finder and Airbnb/Zillow (30+ day stays) are great places to start. Zillow and Facebook groups as well as insurance placement companies can be lucrative as well

I think it's always important to check with the specific city or town that you are looking in as each can have different rules/regulations on LTR vs STR
