I think @Jonathan Greene hit a lot of great points. Remote management of flips can be much more difficult than people except. A lot of issues are much easier and more inexpensive to resolve if you can easily go to the property. Also, monitoring contractors/sub contractors and keeping everything on schedule can be very difficult remotely.

If you're buying turn key properties out of state is fine and a property management company and a good handyman can resolve most issues you'll run into.

I would recommend finding a real estate tax specialist. You could try posting in the BP classified section to see if any reach out.

Hey Elliot, this could be more challenging to get approved as a first time investor as a first time investor. Not impossible but the more issues the project has, the more experience a lender will want to see. Often times foundation issues can be worse than expected once contracts start working on the repairs.

As Marshall said we will need to know breakdown between residential and commercial, exact business types, and square footage + income breakdown for residential and commercial units. Also, the total acreage of the property would be needed as there can be acreage limits for DSCR loans.

Most folks protect the furnishings with a security deposit, would make sure that is detailed in your lease agreements

I would refi quickly and do a rate and term or pull a bit of cash out. The longer you hold at the higher HML rate will really impact your bottom line. You can reevaluate selling in a few years when interest rates improve and more buyers get into the market

As others have said FF wheelhouse is 1 - 2 bedroom properties. For larger properties I would focus on Airbnb, Zillow, VRBO, Facebook, and insurance placement companies like ALE Solutions.
