I’m a newbie to real estate investing and I’m strongly considering turnkey real estate investing. I’m vaguely familiar with the concept of turnkey real estate investing, but I wouldn’t say I’m an expert in it (again, I’m new). What are the pros and cons if a beginner like me were to go down this route of real estate investing? Any advice? All answers welcome!

I’m strongly considering getting into the niche of renting out properties to tenants that I don’t own aka rental arbitrage. What would be the best way to go about getting started in this niche? What would I need to be aware of? What would it take to become profitable in this niche? Every bit of advice helps! Thanks in advance!

Whenever you rent out to tenants, you always run the risk of them damaging the property no matter how trustworthy they seem at first glance. What are best practices for handling such a situation to make it as smooth and painless as possible?

@Theresa Harris That’s really unpleasant. You should have made them clean up after themselves before evicting them. I can’t say I’m a fan of people who don’t clean up after themselves either.

@John Teachout Oh wow! I can’t imagine that’s a pleasant experience for you or them. It sounds like they tried the last ounce of patience you may have had for them. Do you have an extensive screening process for tenants in place to avoid situations like this?
