@Dan T. I saw someone put to REfi / heloc and pull money out to invest. I would second that and say thanks the way to go save all the costs of selling that’s almost 8% between escrow realtors plus you have moving fees then buying another place you will have even more costs and fees plus have to find a place. I would refi or get a heloc for 85% and then invest that money. The question then becomes how to invest. I would also consider note lending if I was you. you can normally get double digit returns without having to take on as much of a long term commitment of funds. @Kristian A moreno I Personal rent where I live and have About a million dollar rental portfolIo that has more cash flow than my personal rent. I plan to buy a personal house some day. I am a full time Investor and so I would be shooting myself In the foot to buy a personal house. Like some have already said buying is fine but its an emotional decision it’s not an investment. It can go up in value and if all you want is equity it’s not that bad particularly in San Diego. Also consider the market will most likely be dropping in the next 7ish year likely much sooner. Meaning you could lose all of the equity you gain.

@Nicholas Gray It sounds to me like you don’t want a job. You don’t want to trade time for money. There are two ways to make money (time x skill) so people making hourly, salary and even commission (commissions is the middle ground) or you can create value. The more value you create for the more people the more you make. It sounds like you want to be an Entrepreneur. It’s not for everyone but every job comes from Entrepreneurs. I will say it’s not for the faint of heart and takes risk but for me I know it’s more risky to not risk. The key is knowing what you can do and building a good team. Studying the people who have Succeeded and failed and what they have done and how you can translate that Into your own wins. Best of luck on whatever you decide. Also I will note that money free time, travel, amazing wife are all great but none of them will make you happy. Only being congruent with yourself others and God bring the fullness of happiness.
