I probably should have started by saying this will be my first park, (unless I put one under contract close to me in the near future)so I realize a Turnaround project is tough enough and adding distance will only make it more difficult, but again the parks around me are sooooo overpriced.(like a 20 POH park located near me is selling for $1.2M, sorry still bitter when I talked to the owner if you couldn't tell...)

Having said that it will not be large. I'm thinking 20-30 units, and most of them are value-add for occupancy and increasing rents. I'm hoping City Water/Sewer, and potentially not direct billed to make it direct billed to get some more value add.

Long story short, I know I'll need someone onsite, so I was wondering if anyone has had experience with a PM that has helped them do that, or experience doing this in general to guide me through it.

Hello All, it has become abundantly clear to me that if I am to achieve my goals with regards to mobile home park acquisitions I am going to have to buy parks that are outside a 2 hour+ drive radius. All of the ones close to me are stupidly priced, but there are some interesting "turnaround" opportunities further away like in NC.(I live in upstate SC)

I know I'm going to have to be comfortable trusting a property manager for aNY project for it to be scalable, but  the prospects of having one of the tenants in a turnaround park watch over an entire asset while I'm away seems nuts, at least in my brain. Also most of these people work for a living so they won't be there all the time. 

What have others done in situations like this, and are there any good national companies that run property management at mobile home parks that others would recommend? Or am I over complicating it?

Hello, anyone out there ha e a good direct mail marketting template they wouldn't mind sharing with me? I'd prefer if it were edittable. I plan on sending it out relatively locally(so don't worry that I steal your business) to multifamily units and MHPs. Also what service have you used in the past to get this done? Thanks!

Anyone actually tried this Commercial Property Advisor's Protege Program? All I keep getting are dead ends...
