If you find yourself waking up and wondering why the wheel seems the same as it was the day before, maybe you were made for greatness? Maybe you were made for real estate?

I was a dreamer. I wanted my chain of barber shops when I was 18, and when I was 27, I had 3 locations with Nashville on my targets for my 4th. Everything tumbled to the ground after COVID wiped us completely out, from 10 employees down to nothing except my computer. I had once gone to real estate school but never finished – one of those fly-by-night decisions that never got completed. I decided to completely finish this while I had the time and was stuck inside.

This completely changed my life. My days before always seemed to be filled with a lot of the same things, and profits weren't that great to be motivated to do the same management task over and over every single day. I wanted more.

Fast forward 2 years later, I have built investor relationships. I have friends that have been in the business for years that are now millionaires, and I look up to them as an example of where I want to go. It's great to see hope in such a crazy world projecting death and destruction at all times.

Finding hope in your life is one of the major keys to happiness.

Here are some habits I do every single day now to keep this momentum:

  • I work out at least once per day.
  • I don't drink alcohol and replace this with water and reading.
  • Spend way more time with family

 they don't necessarily have to do this prior to offer , it just has to be within a certain percentage, there is a certified evaluator/ not appraiser that looks at property and they work inhouse for the bank (if they are small) usually a credit union -  its more a risk analysis and it is also 2 weeks faster,  this is also specific to Tennessee

your actually wrong you can do it without and appraisal i have two loans with no appraisal with a local bank ,  do your research before telling people no

its actually called an Evalution of value , some banks do it as well if they are small enough

I started with single family units and then duplex units.  If your looking for cash flow, look for the deal on the front end if possible, with tenets already included in the deal that make its flow, considering your on the road you need to make sure they are good tenants prior to investing and the property does not need a lot of investment in the structure.   

Also if your out of town a lot i would find a reliable property manager or a friend that can pretend to be one until you get off the ground.  


lastly get a good loan locked in and save for a bigger down payment so you don't get crushed by the interest rates we are experiencing right now
