After a while of no luck with securing my own investment property (house hacking) and the hilarious failure at wholesaling, I've come to realize I don't have the credit to buy anything, despite having a large lump in the bank. It's been a hard pill to swallow. The pain of stagnation in something I've been doing my homework in. Would private money lending be a better option for me? I'm not a young multimillionaire or anything, but I want to get my money out there to grow. Even if it's by a little bit at a time. Perhaps small part ownerships in deals, instead of 100% self operated deals. What can I do?

Good afternoon everyone, I'm currently faced with an obstacle. I'm looking to do my first buy and hold but have zero credit, but I have money set aside to put down for an FHA loan. So, I asked my brother if he would like to do a deal together, combining his great credit with my capital and we somehow split the profits with this buy and hold. He's in. My question is, how can we make this happen? FHA requires an income, something I don't currently have, since I'm moving across the country anyway. I was told there's always a way to get started and not to give up. I'm stuck and in need of answers.

I've been thinking long and hard on it and finally decided to give a shot at getting my real estate license. Are there any good recommendations for the state of Florida? Preferably around Jacksonville, or online (online is all I'm seeing in google searches, anyway). Anyone ever heard of "Allied Real Estate Schools"?

Hey Preston Kirkpatrick! I'm also in the Gainesville area (mainly on the weekends between here and Jax) and looking to learn from and network with other local investors. I looked up the Gainesville REI Meetup site but it's still new with no posts at all. Stuck in low tide there. Shoot me an email and we can find a day to figure when we can work together. (Not sure how to connect BP to my Facebook/Twitter so a picture/info can show up)
