Currently am using mysmartmove. I have qualified tenants that do not have access to a pc or have ever had an email address. They have given me permission to run the report for them but mysmartmove is not set up to manually enter in SS #. 

Does anyone know of a background/creditreporting company where I can manually enter the potential tenants SS #?

Looking for advice, suggestions, and tips on how to pay for two properties I am currently in contract on. I am using my HELOC and Bank of Mom for both properties from one seller.

Pickering Ln: SFH purchase price $125,000

Watterson St: Duplex purchase price $100,000

Heloc contribution is $100,000 @ 3.5% interest only

Bank of Mom is $125,000 @ 3% 

One question I have is how to draw up "BOM" money. Should I write her up as a 30 yr schedule with a three year balloon mortgage or a 30 yr schedule interest only with a three year balloon?

Also on my HELOC does it make sense to just pay the interest only the first six months until I cash out refi?

I have never done BRRRR and so far have been able to buy property using my own cash and pay 100% every time. This is my first time scaling and I am confused on why and how to navigate this transaction as I never used debt prior. Also these property values should be close to $300,000 so I may be able to get cash over actual purchase price...

I am thinking that I would like to get the HELOC money back ASAP so I can re-use that capital for the next opportunity..

Just a follow up; I have been telling everyone that I am looking to buy property again. Including a friend I made last year when I bought one of his multi's. He called yesterday to offer me two properties, valued around $300,000. We agreed on $225,000 and are in contract to close in three weeks!! One is a duplex and one a single family. Combined they net $1400/$1500 per month :))  Love this stuff!!!

Hey guys!! I took the last six months off and am now getting back in. Its funny everyone I talk to (investors, banks, mentors, etc) are saying not to get back in now because of a whole list of reasons... Market is too high, elections, RE bubble/inflated. I am just excited to be purposefully getting back in and I look forward to any opportunity in any market.. Love this stuff!! XOXO

Awesome! Any training you guys would recommend? I just bought the QBO Plus and am using youtube to understand, figure out, and set up my holding company on it. I am using "the quick books dude" He has a quickbook for landlords tutorial. Any other suggestions would be great. Thanks!!
