I would make an adjustment to the price being near a MHP. Owning a few MHPs I can tell you that crime really varies between communities.

Yes, in most situations, the value/appreciation of a property will be affected by a nearby mobile home park. How much might be difficult to assess but it depends on the quality of the neighborhood, how close the property is to the park, the quality of the park, etc. You can do basic research by looking at what similar properties have sold for at differing distances from this area. Either way, it is important to consider that if you receive a discount on a property since it is located in a less-than-ideal area, you will need to pass this discount along to the buyer when you sell.
