I'm curious to know. If you have a property that is under a mortgage, is it possible to get a hard money loan on top of the mortgage to make some renovations to the property ? I don't know if it varies with different states but I'm in Philadelphia, PA. Thank you

Good Afternoon BP community,

I am a newbie to wholesaling and I am very confused about where I should start. I have no mentor and I'm also dealing with a little fear of failure. So, my question is what are the most important things when starting out and what helps you get over your fear?

Thank you!
