Save your money for now. Do a few whole sale deals to build your capital. Then decide where you want to go from there.

Yes you can learn many methods from online courses. However, it is always wise to try and attend a real estate meet up(REIA event) close by you. Don't be afraid to attend seminars, and ask questions. I personally started out wholesaling, but there are numerous ways to start out.

Yes, I work with a realtor now. However I have my contracts and proof of funds already set up. It’s all bout having knowledge, and a good relationship with that realtor. Your situation sounds a bit different, I would say it’s best to just make sure your set up on your end.

Try and partner up with a realtor to get a pocket list of properties to your liking.
