@AJ Singh - Glad you mentioned the numbers you're seeing for B Class properties. I spoke to one turnkey company and they noted around $110-120K for B class properties which I thought was too low. Thanks for the zip code listings. I'll keep those in mind!

Still looking to connect with a few more real estate agents and property managers if anyone has recommendations. Most recommendations seem to be for full service turnkey companies. Would love to get in contact with real estate agents as well who can help me in search of undervalued properties, which I know are harder to come by in the current market.

@Cassi Justiz - thanks for the feedback on what you're seeing right now in OKC. I've ran into your posts in several threads and you always provide helpful information. Given the numbers you mentioned, do you think that OKC is more a buy & hold market right now?

Thanks for the sharing the map with zip codes @De Rasche! Very helpful. I have seen several people mention they are happy with their investments in Bartlett and other areas just outside city proper.

Some follow-up info:

From what I gathered, Memphis neighborhood ratings really vary from street to street, but below are some general zip codes and their associated ratings that I have found from browsing the forum that seem to be recommended within my criteria.

B Class: 38133, 38134, 38135, 38018, 38016, 38117, 38125, 38111, 38141

C Class: 38115, 38116, 38128, 38122

In OKC, the following areas seem to be recommended: Moore, Mustang, Yukon, Norman, Edmond, and the Midwest City and Del City areas. Another factor to consider are school ratings, which I have heard are poorly rated in OKC.
