Hi All, quick question, when doing the BRRRR strategy, when would be a good time to do the refinancing ? Right after rehabbing the property ? or, is it better to rent it first and refinance it at a later time? Thanks in advance for your advice on this.

@Steven P. I have been looking at houses in Hamilton and doing some due diligence. I did not know much about the area before and wanted to make sure to understand that market or at least get a better idea of what the numbers would be like. I will be going this coming Saturday to view some potential investments units. Have you found a property yet ?

Thank you guys for your feedback. I am looking to do the BRRR strategy ( Buy, Rehab, Refinance and Repeat). I want to hold the property and rent it for cash flow while I refinance and use the equity for my next deal.

I'm considering to go a bit further from the GTA like Burlington, Milton or Hamilton. I have also been thinking about buying a condo that will be built within the next two years or so but I think buying a house, even a townhouse condo would be more beneficial in the meantime. I'm unsure about the appreciation that we can get on a condo once everything is set and done. Any thoughts ?

Hello BP followers, 

I need some feedback about investing in Toronto and surrounding areas. For those who didn't know; the Real Estate market has become very unpredictable in the last two years here in Toronto. The prices for homes are going up and up each day. The interesting part is that homes are being listed at one price but sell for in some cases for at least a 100,000 dollars more than asking price. Not sure how to go about our first investment property. I have considered investing on condos but i'm unsure about the pros and cons to do so. I'd like to get your input about this topic which has a lot of us thinking about it.

Thanks a lot for the quick response and your support. 

We are looking to work with RE agent(s) to send us listings to review them, run the numbers and do some assignments to our investors. 

As part of growing our power team, we would also like to continue to build our cash investor list and encourage you guys to get in touch with us to further discuss. We are currently working on finding SFR, distressed, 3 bed, 1+ baths 1k-2k sq. ft. $10k-$50k. We have great tools in place to run the numbers and find the best investment properties for our investors.
