 Good question. I don't have these ready.. I don't have much experience about this but it seems like getting a layout and approved by the city and county would be taking a lot of time and money,  right?


 It would, but that's really where the value is. Otherwise you are just trying to flip land. It's like me buying a house, doing nothing to it, and resell at a profit. Those days are over due to rising costs of construction, etc.

There may be a compromise with a builder. For example you hold on to the land while they get plans approved and they pay a premium with a non-refundable deposit. Long shot but in real estate creativity is important.

At that size the vast majority of your buyers are all going to be looking to build. All the marketing and exposure needs to be done through that lens.

Have you flat listed on the MLS yet? That would be my number one recommended source for what you've described.

You could also check out Land Search. It's free to list and had solid SEO.

Yes I have an agent who listed it on MLS but there is basically no leads from her..


 We look at our sales through three main lenses. Price, Condition, and Exposure

it sounds like you have already done a reasonable amount on the exposure front so the main issues lies with either price and/or condition.

If you can't reasonably improve the condition of the property then you simply have the wrong price.

2. List on Loopnet and Crexi 

3.  Get with a realtor.

4.  Donate for a tax writeoff.

5.  Drive around the area and see how similar properties are being marketed.  Go that route  


Is this a one and done deal? Or are tax sales your REI approach. If it's your approach, start looking for properties for your end buyer. Or only do unless your creative. You have to bring value to the property.


 So far this is a one and done deal but I initially want to make tax sale investment as my real estate strategy, but it seems a lot harder than I thought. Definitely need more information and study more about it. Thank you very much for your tips!

 All great questions! I do have drone footage and professional photos, but I didn't do soil testing or build studies. Do you think it's crucial to have these ready based on your experience? You have a really good point that the flipper should add value in the middle before selling and make it more.  attractive.

 Vacant land is not easy to sell unless you are offering seller financing with little to no down payment. Also include pictures of the land.

Is the land buildable / usable? That is also a major factor. I know someone who bought 20 lots on tax sale in PA and none of them are buildable / usable for any type of use so they are bsaically worthless. Not saying that is the case here, but just be careful to anyone reading this.

Also have you posted it here on BP classified?


The land is hilly but buildable in a good area. I think that is not adding credit at all.  I haven't posted it on BP classified! Pretty new to the platform. Will look into it. Thank you for your respond.
