Why replace the entire window assembly?
Just replace the glass.
1 sheet of glass cost around $11 (cut) so 294 x $11 = $3234
Then you could have them tinted too.

Hey Lindsey,
If your going to be renting the home out, that's way too much to be paying for basic repair's. Find a good handyman to repair it on the cheap or find a good property manager. Those cost's going to eat up most of your profit's.

Scott, Far as I know they will approve any home as long as it is safe to live in and pass inspection.

The 1 I got is alot nicer than some of the apartments they approve, that's what alot of applicants told me anyway,

Dick that's $40 more than I would get here for a 3 bedroom. If they paid $981 for 3 bedroom down here I would still would have asked for $600. The main thing is if you get a great tenant that will stay for a long time no problems, then it's great.

Dick, yes the amount they have listed is the rent they would pay you plus utilities.

Ex. Here they pay $933 for 4 bedroom, I ask for $600 rent and they accepted it.

Heat/air will have to be working, if you have outlets by sinks they have to be GFCI outlets, the light fixtures pretty cheap at lowes, I got 4 for like $4 a piece very easy to put in.

The window glass very cheap and easy to do too. I had to replace 5 window glasses during the rehab, it cost me like $40 - $50 dollars for everything.

Going by what you said, Your best bet would be to go with section 8, if the moulding just have chips in it just use a filler putty or joint compound (depending on what kind of moulding) then sand and paint.

The floors you could try and buff them out.

I just went through the whole section 8 process this month and passed inspection, so I can answer any questions if you have any.

Yes Will that's sound advice, unfortunately I do not have the luxury of family and friends with any money to lend. I'll will continue hitting the lender's up.

My plan right now is to get a couple of more deals like my first then use 1 or more for collateral.

I also have a couple of strategies I can go with if that does not work.

In ending something is going to work for me I am not giving up.
