does anyone have a way to find a property owners telephone number? I have address and can get them easily however I don't have a good place that can give me a number any suggestions?

Im sorry you got scammed but you could find this info by hitting the courthouse or opening a paper

ok in a bout an hour I have done serious DD

in addition I have learned that foreclose couslutants have no statue ( I think I said that)

you must:

1. use this form when doing a foreclose

2. If you sell the home you must give 82 percent of profit to the homeowners

3. if you let the homeowner stay you must provide proof that they can pay the rate that you will charge them

4. you cant charge more then 8 percent intrest.

you need to be a licensed foreclosure consultant, More than likly
Department of Labor, Licensing and Regulation (DLLR) handles the requirments. (I have been told there are no current requirments because the law is so new)

I will STRONGLY suggest to you to either FIND a licensed foreclosure consultant. the penalties for breaking this law are one or ten (can remember the exactl number) thousand dollers in fines and a year of jail time PER violation. MOST pre foreclosure deals violate on a minaminum of THREE violations and the fine/jail time is not a either OR thing. So one pre foreclosure deal can land u in jail for THREE years and run u 3K or 30K ( i really can remember if its 1 or 10k per violation.

the thing is with foreclosures is when u take somes home in foreclosure are you going to let them stay? If so how to you intend to make money?? They couldnt pay their bills the FIRST time? so usually you would have to get them to move. (this is also a requirment in LEGAL pre foreclosure deal in MD)

so once again find a foreclosure consultant or become one, I am not one yet but I am trying to find out what is needed (im actually on the phone with DLLR now - on hold) DO NOT do a deal without being or working with one DC and VA are not that far from MD do it there instead of MD the risk is NOT worth it.

yes and if your in the state of md I suggest you to hold fast before you move on this it could land u in land outside of the state of MD go for it.

FIRST - if your not a licences forecloure conslutant in the state of MD your going to JAIL for doing a pre foreclousre

SECOND - doing forecloures in the state of VA I have NO pitty for this lady the list of pre closures are around and im sure SOMEONE contacted her to get her out of her situation, I can imagine she being one of the RUDE people I encouter trying to HELP these people and she did NOT work with and take there advice, once again I have NO pitty for these people its not like NO ONE tries and save there dumb behinds
