Hi Kislay, thanks for all the info, this is super helpful!

Hi Kislay, thanks for taking your time and offering your help here!

Sharing some context first before dumping the questions. I'm a non-US citizen and thinking of investing in the US real estate market. I've read some articles saying that as a non-US citizen, we will need to pay 30% of gross income tax when there is income generated by collecting rent.Investing strategy will be long-term rental, might do some flips, or using BRRRR to expand the real estate business. I'm a citizen in Taiwan.

My questions are:
1. What is the best structure to own the real estate as a non-US citizen?

2. Is there any structure that can help me deduct/exempt the tax to make it lower (less than 30%)?

Thanks!

Hi BP community! Newbie here in real estate investing in the US. I set myself a goal to start investing next year, but kinda stuck at don't know where to start. I would love to network/have a brief chat with any non-US citizens who have already started their investing journey in the States. Keen to learn from your experience!

If you would love to have a chat, please drop me a message or leave a comment I'll reach out to you shortly!

Have a great day! :)

Yes, we are currently working with non-US investors from the UK, Spain, Australia, and Singapore.

I'm happy to connect you with them. You can best reach me on LinkedIn: I don't DM here on BiggerPockets.

Hi @Mitch Messer just sent you the connection request on LinkedIn! My name is Katherine Huang on LinkedIn. Hope to talk soon :)

We have partners who are foreign investors. DM me and I will send you contacts for; attorneys, lenders, and accountants they have previously used. It is important that you hire professionals who have experience working with foreign investors.

Hi @Charles Carillo Just DM you a while ago, please check the inbox. Thanks in advance!

Rates for foreign investors can run from the upper 8%s to 13%...it really depends on the situation. There have been many restrictions over the years on non-US citizens attempting to purchase property in the US. Most recently, Florida has banned purchases of property near military bases and other sensitive infrastructure by people from such countries as Iran, Russia, and China. You'll want to research those restrictions before moving money to the US.

Hi Doug, great point! This is noted. Thanks for reminding me of the restrictions. Will definitely look up more details before I take any action. :)

Hi YungChien, just to follow up on Doug's answer to #2, many lenders in the BP network offer loans to Foreign Nationals.

That's good to know! Thanks Nick! I'm still pretty new to this forum, will deep dive a bit more into the great tools/communities here 😆

Hi, I'm new to the US real estate market. As a foreigner, I know I have limited options to obtain a loan in the US, but still possible. My questions are:
1. What is the average interest rate now for a foreigner to obtain a loan in the US?

2. Have you heard of Lendai? I've found this is a Fintech that offers loans for foreigners. Any reviews of this company?

Thanks!
