The website Businessobserverfl mentions that rental vacancy rates in Cape Coral is 15.3%. Does it sound right for the LTRs there?

Hello, 

Question for those with experience investing in these areas. Which area is better for LTR SFH, Cape Coral vs Port Charlotte vs North Port, or Punta Gorda? Which is more rent reliable, best growing, both for cash flow and long term appreciation? And lowest flood/weather risks, insurance, etc?

Thank you all for the input! I was looking at those condos for sale, and looks like they really ganed in price in the last 5 years. But maybe with all the HOA laws it is not a good idea to buy this year.

Do you think it is a good idea to buy a condo in Miami high rise oceanfront/downtown area for the out of state investor? With intent to rent on annual lease? Which rental restrictions to be aware of and which extra fees? Which most popular condos for rental? Is it easy to find a good rental management company in the area?
