Hi John, 

Thanks for your reply. Do you happen to know where they purchased or any specific reason for why it's not making money?

I'm looking at a 2 bedroom penthouse which is a lock-off. Meaning, in the busy seasons I can split my 2 bedroom condo into 2 1 bedroom apartments and rent them individually. The HOA will also handle all the marketing, renting and cleaning of the property. Besides that the property is amazing and I can visit with my family.

Hello Everyone, 

I've come across many beautiful new construction developments in Tulum that i'm considering purchasing. I've read tons of articles and forums from people giving their opinions, however none of them actually bought an investment property in Tulum. 

I'm curious to hear from anyone in the states who has purchased a rental property in Tulum. What their experience was like and if it turned out to be a good investment.

I've recently started to notice homes staying on the market longer here in the Bay Area, specifically East Bay. I've also noticed multiple homes in my area that have recently had price reductions, which is odd. Have real estate priced peaked? Maybe not, but we're starting to see signs that indicate we're heading in that direction.

@Jason D. Thanks for the reply Jason. Most agents here in CA are now charging 2.5% to the seller and offering 2.5% to the buyers agent. Is 6% still common in Florida?

Hi Everyone, 

I work at Roofstock and am trying to get a better understanding of the post renovation costs for flipping a home. For example, once the home is complete how much are Fix n Flip groups spending to sell the home through a broker? I'm assuming between 5%-6%? Also, what are the costs associated with staging the home? Are there any other costs I'm missing?
