The ball was always dropped and in Listing spark's court. All it did was slow down the selling process and make it more frustrating. I had to constantly remind them and follow up with them for anything to get done and still had multiple issues. They couldn't follow the simplest instructions I sent them in emails. They listed my house a day earlier than I wanted and I had told them at least 5 times in the weeks leading up to the listing!! It was evident they did not fully read my emails I sent to them because they would call to ask me questions that I specifically had just emailed them about. I NEVER leave reviews, but this was a horrendous experience and I hope other investors don't have to go through it. I am very patient and mild mannered, but they simply PISSED ME OFF. I wanted to save money on commissions and was really against paying a realtor. Let's just say I learned my lesson and now definitely see value in having an agent on your side, who will look out for your best interest and make sure you get the most money. I think in the long run, you probably almost break even using a realtor and getting top dollar, rather than using listing spark and end up leaving money on the table. If you are very experienced in real estate then maybe Listing Spark works good for you, but I even had a "transaction coordinator" that was supposed to give me a little more guidance. Man was that a joke! They should help streamline the selling process and for me they seriously hindered it. I will not be using them again. I will use a realtor friend with a discounted commission to make this easier on myself next time! IT BLEW MY MIND!! stay away

You have to start somewhere. Continue to learn, go to local meetups, and start to save a little money to make things easier on yourself. Talk to as many banks as possible about any and all loans that you may be able to get to gelp with a down payment. It depends on what your trying to do as to how much money you need yourself. Wholesaling is a good option if you dont have much cash to start and you will learn a lot of things that will help you down the road. Focus on marketing techniques that dont cost a lot of money. Eventually, things will start to click as you learn more and more

What if you owe money to the IRS at the end of the year? Your CPA says you can get a current year tax deduction by putting "x" into a 401k account. I believe the maximum amount for a 401k account is about 50K! Would you rather give your money to TRUMP or keep investing in RE with it??🤔hmmmmmmm.... With IRA's, the max you can put in for a current year tax deduction is about about 5 or 6k. Im no pro by any means with deductions, taxes, retirement accounts, but i believe these are the basics from what i have been reading.

Dale Stevens Explained perfectly. I have been on the fence for awhile now about what i can do myself and what i need help with. At this point, i am going to find a good mentor and pay! I know that is the fastest way to success if i find a good mentor. It all depends on your situation though. If you dont have much money and you are just getting started then, yes, you will probably need to do many things on your own, but if youve done a deal or two or have money in the bank then i recommend spending it wisely with a mentor. Most people think they need to know everything before they really start doing a lot of deals... How long are you going to take to learn everything and get over the fear of spending money?? You can get there 10 times faster by paying someone who has been there before to teach you what you need to know and get things going. Then you wont have to worry about money. Dont spend your time doing MINIMUM WAGE ACTIVITIES!! ok, now how do i go about finding a quality mentor that i can trust and that will give me what i am paying for?🤔I am ready!

"House hacking" is just another term for a live in flip. basically, something that most ppl do without even realizing it, but its not that hard with the rate of appreciation around here! I guess it just depends on how fast youre willing to relocate over and over.
