I am looking to complete my first lease option/owner financing deal in Pittsburgh this month (March 2016). 

I've been told that some of the best place to finds leads is to get the expired listings; which I could not do without the help of an agent. 

I'd like to work closely with an agent in order to get leads and close a deal.

I was once told that the best thing I could do in real estate, business & life in general is "to always stay connected to a mentor, while also passing along what you've learned to a mentee."

What I am seeking is a mentor for a young man who has been reaching out to me for real estate advice.... While I have been apart of deals, and have read plenty or book and attended numerous seminars, I don't know enough to fulfill my duties as a mentor. 

This kid has a lot of heart, tries extremely hard, and like myself, is very anxious to be successful as a real estate investor. 

What I would like is someone located in the Baltimore area who is a seasoned investor who wouldn't mind taking on a new bird dog; NOT just to find you properties, but to train him on what it takes to become a successful investor.

@Victorjernigan I wish I didn't have to work tonight.......I would be there to speak with you personally.

Also @Wendyblack I have not used the rental calculator before, I honestly wasn't even aware that BiggerPockets had one. I will check it out now, thanks.

Hey Matt, I thank you very much for reaching out to me. 

I am looking to buy in pittsburgh, but I'm not sure how much help we would be to each other.......unless you have some homes that have been on the market awhile and the home owners are desperate to sell. 

In normal circumstances, I tend to shy away from dealing with realtors unless I am buying a foreclosed property.

Hey Bigger Pockets family, my name's Chuck, I have often come to you with questions and/or advice, and I have never been disappointed.

What I'd like to ask is about buying rental properties......I have the opportunity to buy 3 homes (in pittsburgh; Beechview & Knoxville to be exact)......All of the properties are currently being rented out at $750, $1200 & $1350 a month respectively. 

What I would like is advise, guidance, and/or a partner to work with me when it comes to properly analyzing and completing a rental deal.

Hey Jim, I thoroughly appreciate your input. I was a little hesitant to follow thru on the deal because I wasn't sure I could find the right funding for the deal in time. 

Do you have any recommendations for transactional funding companies?

Hey Bigger Pockets family. 

I have a potential foreclosure deal that I could use advice on. While I have worked with others on deals in the past, I do not have any experience doing a deal on my own. 

The property I am inquiring about I got for 35% of market value. I know that banks do not allow you to assign foreclosed properties; which means this would have to be a double closing if I still want to wholesale the property......right?

I honestly don't have the money needed for the EMD and was considering getting a hard money lender involved in order to purchase the property out right and then sell it (hence the double closing).....thoughts? advice? Any and everything would be helpful.

P.S. the EMD is due in 3 days.....closing date is Aug 31st.
