hey guys, if you're looking for deals in anchorage, im your guy! I'm doing wholesaling here in anchorage. If you're interested, let me know I have some properties in the works. 

4plex are hard to find with the BRRR in Anchorage, I've been doing Direct Mailing and haven't got any call for a multi family, only single homes. I will let you know if I find any

@Shane Thompson are you trying to start a meet up for the Kodiak area?  The anchorage meet up is okay.  If you ever want to talk to RE just shoot me a DM, I'm always online looking at houses, I'm trying to get a duplex right now in anchorage with my sister.

Thanks everyone for reply, man there's a lot i hope i can read/listen to at least half by the end of the year.  Right now I'm finishing up 4 hour work week on audible but after listening it to, i think I'm going back to hard cover, I'm a visual person so listening to someone talk, sometime i have to stop and write it down n sometime i just use it to make me sleepy. Thanks again everyone

The buyer is out of town for couple of weeks and i've been looking at other property with my sister, she's trying to get the business too so I'm helping out.  Hoping to make this a family business.  @Shane Thompson

@Brent Coombs If you're asking if i have 100k - 200k in saving or a high paid job then yes you're right.  I'm just looking at alternative way to own properties with little money.  What kind of term would "suit" the buyers?  That's what I'm asking about.  Also I'm looking at getting multiple properties this years, taking out a mortgage will limit at least one a year and the properties here in Alaska are pricer than other places.  Hard to find anything under 100k, not impossible but harder.

Just curious when is an owner finance a good idea?  And what kind of term is reasonable ? 

I know someone that has a 4plex and a duplex that want to sell it but unfortunately I don't have cash or enough finance to for what he's asking for.  Each building have tenant but one vacancy and need some work.  I'm not sure if he's free and clear the property but I'm going to check it out this saturday and maybe bring up owner finance as an object to get these properties.  I think he's tired of being and landlord and updating them.  There's no realtor involve so the price can be negotiate but i know he still want a high price.

I was thinking maybe putting down 10-20k for each property and paying him whatever the tenant rent is so I don't have to put any more money out of my pocket beside some of the repair and eventually I will own the property in couple of years. Any advice ? should the property be lower then the value of the property or that doesn't matter because of appreciation ?  I saw couple of houses on CL that offering owner finance but the listed price is high, does that make sense to buy as well?
