Thanks everyone for sharing all your great insights!

I just spoke with the PM company. The HVAC company they sent said the compressor was bad and not worth changing. I asked them for a quote for the repair vs replacement.

Besides that, the PM is sending another HVAC company to check and give a quote for repair or replacement as well.

Hi,

My PM company informed me that they received a maintenance call on the HVAC blowing hot air instead of cold. They sent an HVAC person out to inspect and see what needs to be done and their conclusion was that the entire system should be replaced for "reaching it's economic lifespan", for almost 3,500$ . The system is a heat pump that was manufactured in 2006 but when I bought the house this March I did have it inspected, pulled and cleaned and it seemed to be fine.

They haven't yet specified exactly what the problem is but I'm wondering if they're just preferring that I install the new system to make it easier for them, or to make their subcontractors happy with the work, or if it's really something not worth trying to fix.

Anyone with experienced insights?

Try A&B Insurance. I needed a policy for an older home. They knew the different requirements of the different insurance companies so they were able to get me the policy with a company that didn't require a four point inspection. Maybe they can help with your situation.

I saw a FSBO on Zillow that got my attention and was wondering if I should work directly with the seller or if it would be better to get an agent to represent me? What value could an agent add in this situation? What would be the advantages and disadvantages of either option?

There are many companies that provide such services.

I am using usamail1.com. Their pricing is quite low compared to others I've seen and so far their customer service has been quite helpful.

Hey fellow BPers!

I am US citizen living in Israel and currently own and landlord a triplex and single family home here.

Recently I have become very interested in investing in the US. My goal is to buy and hold single or small multi family homes, with good cashflow and a price range of up to 250K.

Being that I am not tied to any particular area in the US my journey begins with finding a good area to focus on. My first thought was Florida seeing the overall taxes are quite low there, unless there's something else I've overlooked.

I would really love to hear your thoughts, insights and advice on investing in Florida or elsewhere and especially advice that could help me narrow my focus down to a specific area within the state.
