Depending on your budget and your priorites there are plenty of options. I like the Virginia side better than Maryland, but thats just a personal preference. The farther you are from DC, the cheaper the rent will be. Also the farther away you are the less entertainment and longer commutes.  Arlington is great. Alexandria is good. Falls church is a great area as well. I would avoid certain parts of dc and check with a crime alert website to make sure area is somewhat safe. I used to live in Adams Morgan and got broken into my car twice and once into my house. So not the safest area, but bars were within walking distance. Silver Spring is good on the maryland side. NW DC is a good choice as well with few exceptions.  Again, based on what you are looking for there's plenty of options. Stay away from south east and certain parts of north east...

As long as the tenants are happy and you have plenty of people trying to rent it you don't need to worry much about repairs. On other hand, if I was you I will look into what are the highest possible rent rates in the area where the property is located and after that it's just a simple math. If you can squeeze $300 a month extra on your rental and get $1500 if its completely redone. That is $3600 per year. In 3 years a $10000 renovation will pay for itself. As long as you can secure financing and stay within the budget. Then is $300 a month extra for you and a renovated place with an increased market value. Even if it takes 4 or 5 years is not bad as well. It will take as long as paying off a car. The difference will be , someone else will be responsible for the payments. Better quality of living = higher rental rates. It is something to consider for the future.

For a rental, this looks descent. It looks neat and clean with the white paint and a lot of people will look for something like that. Taking the carpet off was a good choice as well. The wood paneling makes it look dated, but painted white kinda blends in. New counter-tops is a great choice, leaving the old cabinets not so much. For a tight budget on the renovation this place looks good. And if you keep it occupied and it brings you $500 a month... well congrats! :)

I am not sure where is the place located, but you might consider putting some recess lighting and getting rid of the 80's light fixtures.

Hi, to everyone !!! 

My name is Yosif and I have a small remodeling company located in Alexandria, VA. I have been doing remodeling for the past 10 years.
