@Kurt Hines thanks brother! That’s very helpful. Just trying to get a feel for areas that are on my radar, but haven’t had my boots to ground. I plan to start in my home state, but I don’t want to be limited to my own backyard. I was always curious, why a place so beautiful has such low property value, relatively speaking. They seem to have all the things that would create a great all year around market. Nice homes. Plenty of recreation. Close proximity to water masses. Decent schools and job markets (at least that’s what my research says). My planned strategy would be buy and hold. I know how much a crash could affect actual value. Based on your knowledge of the area, do you feel a crash would cause the renter’s market to be drastically affected also? Thanks again for any input you have! I’ve always wanted to speak to someone in or near the area.

I’ve had my eye on the area for years. Most of those years were with minimal RE intelligence. Beautiful place. Affordable homes and recreational property. Where I lack knowledge is there economic climate and path of growth. Are they affected by any of Michigan’s other “issues”? It’s seems to be a fair distance from struggling areas, but I’d love to get some 1st hand opinions from someone with boots on ground. Any info helps. Thanks BP!

I was born in Long Branch, and lived in freehold, Neptune, and Perth Amboy, before moving to Delaware at the age of 16.
