Walmsley Gedeon there's more con's then pro's when it comes to hard money robbers. In our market the only way you can win using hard money if you find a super deal at a high cost. You have to provide 30% down and pay those point and monthly interest cost, and if you go over budget and need more cash, they don't care because they know by taking your home, they will win more. I am only speaking on the NJ and NYC market, other markets are different and possibly more friendly.

Mark Y. What county in NJ has this happen to you? Believe me we have it worst here in NYC.

Solon Stephanou expect 8 months minimum, i have rental properties in NYC and dealt with some evictions as a property manager and I could tell you is not easy. The number one mistake landlords make in the NYC is trying to evict the tenants themselves. Tenants are smart and know how to milk the system and an attorney will be the only option to outsmart them but they are costly $1000-$2000. Any other advice given outside the market, I would advice you to void them. Nobody knows what the eviction process is in NYC unless you have done one yourself in NYC. 8 months if things are smooth and that's not including 2 months extra the Marshall take to get the judge paperwork. 9 million people in this city so everything is backlog

Lauren Victoria New Jersey is a great place to start. $80k is still not a lot of money so you would need to learn how to apply some create finance. That amount would get you in the class C&D areas, you need thick skin to make it through that, not recommended for beginners.
