Lisandro Garcia banks have many restrictions and every year they add more to prevent any subject to in our market. I tried before but did not succeed but if I was say in Virginia or North Carolina or any market not in NY/NJ subject to are much easier.

Martin Sterling I don't think investors are scare of investing in Newark, they are more concern with the rent control and tenants being a bit difficult to manage. Looks like a good deal, you should try the Essex auction to find some even better ones. I saw one guy win the bid for $20k on a multi that needed full gut but the area was average.

Kevin Colwick it all depends what market your in. I'm here in the NYC market and getting even 10 properties require high capital but if I was somewhere in Virginia or NC then homes there is easy. It's what your market allows you to do.

Brandon Benifield don't do this on your own. Partner up with a motivator investor. Again don't try to do anything on your own until you have more experience. Saves a lot of time

Juan Reyes seen you and me are in the same market and actually live in the same town, your best bet for high cash flow properties are in New Jersey but more on the class C areas. I see potentials in Elizabeth City and jersey City because of the path train and easy travel to NYC. Newark and Irvington you would need more experience to take such task. Union county is more on a balance level but some areas are high on property taxes to even cash flow well but overall NJ is a better place to cash flow than NY. If you want to stay in the NY market then more upstate NY will work pass Yonkers. I find my properties at auctions and got lucky with deals there. If you have more self control and don't get emotional on over bidding then you should try auctions as well.

Bin Chen get a contractor or HVAC guy to tell the tenant it can't be done with a good story. We both know it can't be done but those tenants believe landlords much thinking we are cheap, that's NYC for you.
