Hey @Yonna Wu, we have a couple clients that have rentals in the Rosharon area. It's developing rapidly and has demand for tenants. Depends on the cap rate for a given property.

Thank you for the reply. The building said they will help to rent and manage the property, and guarantee 5% annual return. Is it possible? Home price around 350k

recently heard that this area has a community developed, called Pradera Oaks (CR51/CANNON RD, Bonney, TX 77583), developed by Wan Bridge, advertised as affordable and has a big rent market and has the potential to appreciation. Wondering if anyone is familiar with this area?

Looking for contractors who buy used vinyl flooring

This is for my rental condo on the second floor. Previouly it has carpet installed, which is dirty and old, that is why I changed it to Vynl floor. The HOA insists that there was a polyurethane thick foam pad applied under the carpet, however, our contractor did not find such foam when he removed the carpet. Now the HOA asks me to apply a padding/underlayment under the floor, but the floor I purchased already comes with a pre-attached underlyament....

Now I am not sure how to handle this issue, I just bought some area rugs to reduce the noise for now... Anyone has the similar issue?

Has anyone ever rented your property to an undocumented worker? Their employer is willing to pay for their rent, so is it good to sign the lease with their employer?

As a new investor, I just bought a 2b rental condo. The HVAC is relatively old, while it is still working, it may stop functioning in some point. I am considering buying a home warranty to cover such case. Will it be a good choice? Any recommendations? I currently quote Liberty Home Guard and their price is around $408/ year if purchased 6 years at one time, or 550/year if purchased 3 years at a time. For American Home Shield, their price is almost $900/year.

Get none of the above. Most of the time these warranties cover portions of costs etc. I recommend not getting it as it usually costs you more in the long run. Also check to see if a home warranty would even cover an old HVAC. Many times they do not.

I also feel they like scams who keep sending emails... However, it might cost a lot to get the HVAC replaced. Any recommendations on how can I spend less on this? Appreciated!
