Post: Hi! New-ish investor from NYC

Hey, 

I have been a member of BP for a few months now and observed things here and there. Read a few articles but now I've decided to jump right in! I currently work in RE for a private investor and experience in dealing with various property types from SFRs to larger commercial properties. I am interested in eventually doing my own investing and would like to learn more and meet some like minded individuals. I have been listening the podcast non-stop for the last while, I'm only 15 episodes in so I have a lot to catch up on. 

My first question here is really related to NYC investors, the 5 boroughs are extremely over-priced in my opinion. There is excellent growth in certain areas but to me the numbers do not always substantiate the asking price. What do you do to get around that? How many people here invest in the 5 boroughs? 

I personally am looking into investing in other areas nearby, specifically I am looking at part of central and eastern PA. Anyone here who invests in and around there with any advice?

Congrats on jumping in! 

Regarding the utilities do you know what utility companies services the house? If you are supposed to pay utilities or the tenants? You will most likely at very least be paying for the water/sewer so I would start there by calling the water company in the area and transferring the account to you. Depending on the other utilities call the rest of the companies and transfer the accounts. 

Regarding the back door you may need to get a lock smith in there to switch out the lock, which should not be very expensive. 

When you handed the tenants the letter stating that you took over ownership did you discuss the move out date with the tenant in the unit to be vacated? if not, you may need to go and physically knock on the door to see what is happening in there. Make sure you have a working number for all of the tenants and keep an open dialogue with them of their needs and issues.

I'm 27 and I've spent time working for brokerage companies and other investors. I've been in the industry for around 3 years now in different facets,  but never using my own money. I know a decent amount about different markets in my area and I am currently looking into ways to build capital and finance deals. My wife and I are just beginning our family, after that settles down I plan to really begin. I am hoping that within the next 6 months to a year I will do my first deal.

Thats the link to the waterfall I ended up using. It seems a lot more intuitive and user friendly than the other one.

I saw that link before but I found that it wasnt the most explanatory document. I actually found a good one that is a little more simplistic. I will post it when I get a chance.

I am trying to model a deal for someone involving a silent equity investor (LP) with a waterfall analysis, I do not have much experience with that type of modeling. The LP is providing 90% of the funds and the Principals are providing 10%. The agreement states for there to be a 5% pref; afterwich all remaining cash is split at 75% LP and 25% Principal. There is a 7% IRR hurdle where it becomes a 50/50 split.

Does anyone have any advice for modeling this in excel? Or does anyone have a template waterfall with hurdles analysis that I could look at?
