What if the water main was broken? Tenant moved in and within a month a giant Rottweiler-sized hole was dug in the yard and the water main cracked below it. Yes, they had 2 Rottweilers but insisted that their dogs don't dig holes.

Plumber was not able to 100% confirm it was from the dogs digging the hole.

Do I just suck it up?

We have cast iron pipes in part of our house as well. It was built in 1924 (Tampa, FL) I had a hard time getting insurance (cancelled 2X) and this year my premium went up 30%. Just something to consider when moving forward.

As a side note we also found termites during our inspection and negotiated treatment. Ultimately we ended up tenting but the seller gave a credit for that initial treatment.

@Tammi Bieniek I'm all for the rats! I think I will add to my lease that there is a pet fee for all animals...just so I'm covered.

@Alexander Szikla my husband and I are actually looking for a house hack duplex in NYC, specifically the Bronx. We hope to be able to make that move funded by our Tampa properties by end of the year. Thanks so much for the info!

@Roy Nash yes, that is precisely what I was thinking especially since the Dad already asked about my subletting policy which I prefer not to even do. Plus, the thought of dealing with 6+ personalities with all the parents included versus just 1 or 2 likely offsets the extra 150 per month

@Allan Smith yep my 1st instinct was the rat people and I charge a pet fee not deposit so it's not refundable.

@Matthew Irish-Jones the whole rat thing is a little odd but hey I love all animals. All of these applicants came to an Open House and applied at the same time. I'm very fortunate to have had several qualified folks. And as a landlord I should have discretion on my pet policy and whether I accept co-signers so all qualified applicants are not equal

Yes. The parents would co-sign. I was more thinking of the potential complexity of 3 sets of parents, 3 college kids and 2 dogs versus 1 couple
