Post: Lexus Nexus capabilities!?

I'm not able to get a lexus nexus account because of the type of work we do (real estate..). 
I'm having a hard time finding accurate skip tracing companies.  Almost every company I've tried (and I've tried lots) pull in info that is highly inaccurate for majority of the contacts.
How did you get a Lexus Nexus account?  How much do you pay for your account?
How accurate is the mobile numbers and email addresses?

I've hired a telemarketer in Phillipines to make calls on my list in NJ. I provided a skype number but he said it doesn't always go through. So, I just got a free google voice local number but he said he's not able to login.  I don't know if he can't login because he's in the Phillipines or why he can't log in.  What suggestions do you have for me to have him use to call into USA from Philippines?  If google voice is good, how do you set it up to work?  Can it be done for free or low cost?

I'm in Central NJ and have been looking for great wholesale deals (or fix & flip) but NJ seems to be a tough market. I'm thinking of looking for wholesale deals in other markets, perhaps Jacksonville or Tallahassee, FL or Columbus, OH.  

What's involved in going to another market that I'm not familiar with based on just hearing that they're good wholesale markets.
Any advice?

Also, any advice on the NJ wholesale market would also be great.

Thanks for the info Ehsan.

I would be using the data to do wholesale & / or fix & flip.  In this case, I thought maybe it would be a good idea to have equity as 61% or higher.  What do you think.  I just thought that if I put 61% or higher I would not have to deal with sellers that have short sale issues and may be more willing to go with cash buyers.  Not sure if my thinking is correct on this.  Would love to hear your thoughts.

Some people say listsource.com is good, but I'm having trouble identifying all the layers I should be putting on that to get a good motivated seller's list.

Do you have suggestions of what companies provide really good motivated seller leads/lists?  

I've already spent a lot of $ on education to learn about the investing business -- which although I've learned a lot, I think I could've learned in a less expensive way.  Anyway, it doesn't leave me enough for my marketing budget so I'm trying to find a list that gives me more bang for my $.  Mostly, I currently do the local county public records for foreclosure lis pendens.  But, it's a time consuming and who knows how long before I can reep some benefits from this method.

I went to Middlesex County Clerk last week for list of evictions and they said they don't have any such list.  They also don't have list of foreclosure lis pendens...  Some public records that was.  Any idea on where I can get list of evictions for Middlesex County, NJ.

I'm a newbee & trying to find homes for 2 types of investing in my area:

* flip

* lease options

Looking for least expensive/most results  marketing venues.
Ideas / strategies welcome.

Also, I purchased a bunch of bandit signs. 
Where can I find low cost labor to help me put the signs up Friday nights and take down Sunday night.  Do I need to place an ad for this?
