@Daniel Toshner congratulations on the success. Stories like yours inspire me and others to get started. I was in KC recently to scope the place out and it looks like an awesome market. I was wondering if you would be willing to share with me some of the groups you worked with out there. I would also be interested in lender information if you used lenders. Thanks so much for sharing though...and I wish you continued success in your investing career

@Jay Hinrichs you are right. I have learnt to take everything with a grain of salt, but I am also here to meet those very people who are out there to sell. I have been fortunate to meet some folks out here who have steered me along the correct paths and for that I am grateful. But at the end of the day I realize that I also have to invest like it is a business for me, and the first rule is not to lose money. But non the less as stated before I try and be open minded and grateful...

@Jay Hinrichs thanks for the information. I am so overwhelmed by all the help. I have seen  the website you guys have, actually looked at if after Brie's podcast (that was a good one). But I will most certainly keep my eye and ears to the ground for stuff in Portland, though the market right now here is kinda crazy. Trying to buy a personal home and its kinda crazy. But for sure thanks for the recommendations with regards to KC and looking forward now more than ever to visiting this city and exploring all the opportunities that are there. I will be going to that BBQ place for sure. thanks

So I am a new investor with a day job living in a market that is very hard to invest in (Portland metro area). My day job is such that it would be challenging to try and do real estate and manage it myself. As such I have been looking at the benefits of turnkey real estate with management on board. I have been looking at a number of markets and I am considering the Kansas City market.

I have lined up a visit to meet with one of the companies doing turnkey operations in the area. While I am there I am hoping to take a look at some of their inventory as well as the market in general. I am hoping that getting some boots on the ground will give me a sense of what I would be getting into. From some of the posts I see that this may be more of a cash flow play, occasionally there may be some appreciation.

My goal at this point is to preserve some of my capital, so this would work.

I was wondering if there were any people in this market (or other markets) who might give me some insight into the topic. Also besides trying to get comps for other homes in the area, being able to evaluate the rehab and doing some research on  the rehab company any other pointers that might prove helpful?

thanks for any replies that come my way

Thanks you guys so much for all the help. It seems like I still have a lot to learn, but learning (and sometimes doing it by failing) is how to get good at this business.

Thanks again to everyone who replied to my post

So this is my first foray into tapping into the collective wisdom of bigger pockets.

I am just starting out in real estate, and this will be my chosen vehicle towards financial independence. I do have a day job that I love and plan on doing this for a long time to come, but I feel that real estate will allow me to continue doing what I love.

Over the past year I have tried to do a number of real estate deals, which have not panned out. I have learned a lot. However the biggest lesson for me has been figuring out my investor identity. I have a day job that takes up a lot of my time. Because of that it is difficult to allocate time towards projects like fixes or flips. Also looking for properties requires time that I choose to allocate towards my day job (and getting better at my day job).

As such I have decided that the only way I can do this business is by first and foremost putting a team in place that will help me achieve my investing goals.

Such a team I am sure has a lot of moving parts. My question (and I know this is very very general) is where do I start with building this team, and who are the most critical members to have in this team.

Thanks in advance to the bigger pockets users who I see helping others on a daily basis
