I'm thrilled to share that I've taken a big step towards my dreams and just purchased my very first Airbnb property in the beautiful town of Blue Ridge, GA!  As I prepare to welcome visitors to experience the beauty of Blue Ridge, I find myself in need of some valuable recommendations.

Firstly, I am currently in search of reliable and comprehensive insurance coverage for my cabin. Ensuring the safety and security of my guests and property is of utmost importance to me. If you have had positive experiences with insurance providers in the area or know someone who provides excellent coverage tailored for vacation rentals, I would be grateful for your recommendations.

Hi BP Forum!

I now have 5 properties in Indiana under my personal name and want to start transferring the deeds to the LLC I created in Indiana. Can I do this myself or do I have to hire an attorney specifically in Indiana to process this? If I do have to hire an attorney, do I have to hire someone in Indiana or can it be in Georgia (I'm physically located in Georgia. Would like to hire someone local if possible).

Thanks for the feedback Ronald. I think it's clear that I do not need the GA traditional LLC since my PM company is doing all the actual work. In terms of collecting rent through the TX Series LLC, should I sill set up EIN and Bank Accounts for each child llc or is one master account at the top parent Series LLC sufficient for collecting rent? I'm also having some hard time finding banks that supports Series LLC here in GA. Please let me know if you know any bank in Texas that supports Series LLC bank account setup.

Thanks for the feedback. Can I not tell my PM company to start depositing my rent differently going forward? Im little bit confused since I thought people still do buy some investment properties under personal names in the beginning and transfer the deeds afterwards due to lender restrictions.

I believe my attorney thought I would be actively managing the rental properties, but since I am not doing that, I believe the operating LLC (GA LLC) is not necessary.

My residency is in Atlanta and my two investment properties are in Indiana. Based on my meetings with the attorney, I have created two sets of legal entity. 

1.Traditional LLC in Georgia (Operating LLC)--> This has its own EIN

2. Series LLC in Texas (Asset Holding LLC) --> This currently has one parent LLC, which has its own EIN and two child LLCs, which both have separate EINs

-My investment properties are all being managed by a separate property management company, and I currently just collect rent through my personal bank account. Since I will be transferring my two deeds to each child LLCs, how should my cashflow be looking like going forward? Does my PM have to start depositing rent to each separate child LLC bank accounts and I need to manually transfer the funds to my GA Operating LLC OR since I am not doing any property management/operating a business, I only have to collect rent through my Series LLC? Also, if I want to start using the rent income to buy other properties, how should I withdraw these funds to my personal account properly to purchase more investment properties?

I’ve closed two properties with RTR last year, and these two properties weren’t in FL nor they were new constructions, but my experience with them has been phenomenal. These two properties were my very first rental properties, however, RTR folks helped from the beginning to the end in terms of analyzing the property, getting me list of potential lenders, insurance vendors, and closing, and also post closing services. I still email them time to time with questions related to the properties, and they are very responsive.

Again, my properties were not in FL nor they were a new construction, therefore very different from what you are going through, but one thing sure is that RTR folks do work with you very closely and responsive in general.
