Can someone already using BP real estate calculator explain the cash on cash ROI field. How it was calculated (I could not figure it out where 9.89% came from)? Is it for the first year or average over the loan holding time. I have an example was captured from one of the webnar.

I hear quite a few people on BP mention local market is too competitive and seeking for out state opportunities.  I am wondering how one can manage that w/o being physically present on site.  Even one will travel, it does not seem to me a long term solution.

I am in Carmel Valley area, the closest working class region seem to be Mira Mesa.  I also extended my search to mission valley.  Chula Vista seems a bit far.

Your taxes and vacancy rate seems low to me.  My impression the property taxes is about ~1% and vacancy rate is 5%-10%.

I am watching listing for a little while right now.  There were so few MFH.  For the few existing listing, the pricing does not seem attractive at all for either cash flow or appreciation at current market.

@Dan, what regions in San Diego you would advise to focus on?   What about distance to managed property? Should that also be considered since too far away is hard to manage?

@Dan, the house value level is currently at or above pre-recession level. Is it a little riskier to enter the market right now counting on ROI when housing is at point of overvalued?

San Diego housing price is at and above pre-recession level.  I am wondering whether the timing is not right to enter market for buying and holding (for rent) when positive cash flow seems generally challenging.  It seems to be risky to expect further rise in property value as objective.  I like to hear some thought on this.
