I appreciate all of the hands on experience insight. It saves me time and effort going down the rabbit whole. @Jonathan Klemm  what you described is exactly my scenario and I agree, I have been running into more reasons not to do it and this forums responses made the decision easier for me. I like the plan of building up more disposable cash/investment money and just look for the next best deal for now.

Depending on the ceiling height you are looking at $100k-$180k if you can get the zoning for it.

If it is in an ADU zone it is easier otherwise you need to draw up the plans and bring it to the alderman and see if they will approve it

It almost never makes sense financially to do it, you are better off buying another building

@Brie Schmidt Thank you for the insight. This gives me more perspective before I make a final decision. I have been back and forth whether it would make more sense to purchase a new property vs. the headache of a new unit build.

Hello Bigger Pockets Community!

My name is Yesenia, born and raised in city of Chicago ( little village), I am new to this community and excited to learn and share all things real estate. 
I started investing end of 2019 with my first multifamily purchase in the Lawndale area that I was able to sell for profit and purchase a 3 unit building with unfinished basement in 2021.  I currently own a total of 6 rental units ( 2 multi family, 1 condo).

My goal is to convert the basement of one my multifamily properties into a legal 4th unit. The unit would need ground up work, plumbing,  concrete,  architect plans etc. Finding the right financing strategy is my biggest roadblock right now.Im also in search of architects and GC's who have experience working with the City to work on this project.

P.S.  does anyone have experience converting basement to legal unit ? If so, any tips to keep in mind or advise you would give ?
