My tenant owes 3 months of rent; January through March. He lost his job last year due to Covid and has been trying to get rental assistance for January through June. He has a relative that is willing to pay his rent for April through June, but the relative is asking that I return his money once my tenants rental assistance goes through. Is this legal?

I closed on a property last week and the current tenants living in this property use chase quick pay to pay rent. Do I have to open a chase checking account to receive the payments? I have Bank of America.

I just recently closed on a duplex a week ago. I have not moved in yet, and currently have tenants living in the unit I will be living in. I won’t be moving into the Unit until April. The property doesn’t have mailboxes, instead it has 2 mail slots. Can I mount my own mailbox with my last name on it so that I can receive my mail separately? Do I have to go to the post office or what is the process? Or what can I do in the meantime to receive my mail until I move in?

@Eric C. Yes, it’s in estoppel agreement signed by the tenants.

I’m closing on a rental property this week. I have inherited tenants. Both units have leases, however, there was a violation of the landlord tenant ordinance. Therefore, the security deposits were returned to the tenants prior to closing. How can I receive those security deposits that were returned in the event that they leave and I need it to cover damage causes, etc.?

Can someone explain the difference between 100%, 105%, and 110% tax prorations? I’m closing on a property very soon, and I’m not too certain what it is or the difference.
