I’m stuck here pls help...I have 4 properties in NY off market (6-9 units each) and I have solid Cashbuyers/investors but I don’t know how to offer price to the seller since we don’t run comps in setting the price for >5 units..any advise is appreciated!

Both..we have 2 cars ..one is thru lease and the other one is thru car loan.If I can go back I will buy pre-used car and save my money for investment.Buying brand new or leasing a car is a total waste of money.We need to be smart on how and where we put our hard earned money.

I grew up in the Philippines and now based here in NY as a nurse.We just bought our first condo unit in Makati (financial capital in the country) thru Federal Land Inc.We got it at pre-selling price and the turnover of the unit is in 2022.They required us to pay $2k dp then 20% of the amt for 4 yrs with our set monthly payments.Upon turnover in 2022..the remaining 80% will be financed by the bank and will be self-liquidating with the renter’s monthly payment.I have most of my family here in the US investing thru condos back home. Foreigners are only allowed to acquire condo units not land in the Philippines.And my best advise is for you to google the most reliable developer so you know your hard earned money won’t go to waste.Ours is from Federal Land Inc. with the best reputation in the country. I hope this help answer ur question in some way.

I had a contractor estimate our kitchen to renovate and priced us $40-50k..so I decided to do it myself with my husband.Instead of changing the kitchen cabinets coz they look like we're in the 80's we painted them all white.The backsplash is the problem..I thought I could handle it but the material didn't stick that long in the wall..everyday I would see pieces falling apart!Now I'm waiting for a contractor to redo our disastrous backsplash 🙁
I bought my first RE book "The Book on Rental Property Investing" by Brandon Turner.It was the only book available in Barnes n Noble abt rental properties that time.As I read the book he kept on mentioning abt Bigger Pockets so I googled it and since then there's never a day that I didn't listen to their podcasts or read their forums.
