Hi BiggerPockets Community,

I’m exploring the idea of renting my 5-bedroom property in Tampa, Florida, 

to traveling nurses and could really use your advice!

 Fully furnished, with all utilities included. Spacious common areas and a quiet neighborhood.

    I’m drawn to this tenant group because traveling nurses often make great renters—employed, responsible, and in need of temporary housing. However, I’d love to hear from anyone with experience in this market.

    What platforms or services have you found most effective for connecting with traveling nurses? Do you have tips for structuring short-term leases that protect me as a landlord while accommodating their needs?

    Additionally, I’d appreciate advice on pricing. What factors should I consider when setting rent per room? Is it better to include utilities and amenities in the price? Are there specific features traveling nurses value most in a rental?

    If anyone has experience renting to traveling nurses—or insights about short-term room rentals in Tampa—I’d be grateful for your thoughts and suggestions.

    It's a great market and people are starting to figure that out. You can easily find SFH's for under $100k that cash flow with current rates. Duplexes you can do under $150k if you know what you're doing.

    I stay out of D Class areas and focus on strong C Class stuff where I believe we will see transitions to B Class in the next few years. With all the money and investment coming into the city it's happening like crazy!

     Cleveland of course, I just picked up, 7 all under 90k, all with rents from 1200- 1400 all with values from 110- 125k,,,,,, All with have about 850 a month net income. 5, 6 7 years ago, they would have been about 60k. 3 months ago I picked up a 7 unit, rent will be about 37k net, all in 220k,,,

     Hi Yehuda, 
    I wouldn't let the higher interest rates discourage you from investing. When putting in a contract ask that the seller contribute money to you towards interest rate buy down. This could bring your rate from a 7.5 to a 6.25 

    or 

    check with some new builds, see if they will allow investors to purchase some properties. They have incredible incentives going on right now.

     No market is "better" than the other. Is this out of state investing? And what's your budget? You can make any market work with the right strategy. But if you want affordable go ohio, if you want airbnb maybe florida. If you want appreciation, look into north carolina. And if you're moving, figure out what market has the lifestyle and other factors you desire and then make it work.

    Im not moving. Im looking fo affordable good cash flow deal. Buget around 250k.

     I started purchasing small multifamily in Columbus, Ohio 5 years ago. The cost of entry is low while the cash flow is high. Columbus is the only Ohio market that has seen rapid growth in jobs and population.
