Anyone have suggestions for getting educated on cold calling, emailing for off market deals? A good book? Training program?

Hi, can anyone help me out with this? I'm currently in the process of syndicating my first multi-family (portfolio of several properties 2-4 units) deal with private equity investors. Can I apply for investment bank loans if my personal income is low? Will it be easier to first purchase with cash and then get financing after or the other way around?

In which markets are you looking for buyers?

Does income to expense ratio matter in purchasing or future Cap rates or does net rent=net rent regardless?

as far as management the locals charge $80-150 on SF homes. perhaps homes are priced higher in the area but management isn't harder plus a lot of competition. . . ?

i figured if im gutting the entire house i can calculate CAPex as a new contruction.

part of my question is the financing. at 6.6% how much should i take???

Financing will be done after rehabbing so I'm flexible on the loan amount. it's actually part of my question how much to finance at a 6.5% interest rate?

Rents may be higher also up to $2900 according to my management company.

newbie looking to attend a foreclosure auction in nj. i downloaded a list for the next upcoming auction. can anyone give me some tips on what to research on each property before the auction? What do people new to the process most commonly need to learn?

 Excel is simple. Some use Quicken or Quickbooks.

As a PRO Member, you get free access to RentRedi which is a property management software. I don't think software is necessary for only a few units, but it may be worth checking out.


 I tried RentRedi but did not find any area to enter expenses except under accounting for which you need a higher level subscription. . .
