Many Detroit landlords like myself use Nreig property insurance. Everything can be done online. They have insurance for vacant & occupied homes. Hope this helps.

I'm looking for recommendations for Detroit area property management companies to manage my properties located within Detroit. I heard many horror stories about companies who do little maintenance, run the properties into the ground then return the home to the owner who has to start from scratch. What steps do you take to make sure that the management company is doing what they promised? I'm interested in companies who are skilled in working with Detroit properties. Thanks for your help.

Hi Kelli,

There are many income producing/cash flowing neighborhoods to choose from if you know where to look. The challenge will be finding good reliable contractors, securing the property against theft and finding reliable boots on the ground. I don't invest in whats considered the up and coming neighborhoods and still cash flow pretty well. Investing in Detroit is definitely not for the fate at heart but it can be done only with a great team. I invested because the cost to entry is low.  Jamiel post is spot on. Detroit is definitely on the rise. Very different from when I was growing up there. I live in LA and invest in Detroit.

Hi Misha, 

I live in Los Angeles and invest in Detroit. I viewed all my properties from the outside because I purchase in the annual tax sale. I did purchase 1 property sight unseen. Regardless of how you purchase due diligence is a must. I am originally from Detroit and invest in areas I know very well.  I self manage all my properties from out of state. I invest for long term holding. I buy all my homes cash and find Detroit properties to have very good cash flow. I network and find contractors through word of mouth. My brother is on the ground and there when I need him to be. I visit Detroit about 1-2 times a year. As a woman I find that contractors try to charge me at a higher rate but there are so many ways around this. If seriously thinking about investing in Detroit securing the property is your first priority.

Hello Detroit Investors, 

Any recommendations on companies used for your Lead Inspection & Risk Assessment for rentals required by the City of Detroit? I can't believe how expensive this process is. For those Detroit Landlords who have done this have you run into any problems? I was told that most Detroit homes will test positive and that's when owners begin the money pit of compliance. Advice would be greatly appreciated.
