Jon K.: Current landlord knows now (since I requested info about rental history). They are currently renting at a location 10 minutes away from my unit. One of them has a parent living in the same development as my unit, so that may be a factor, although they stated their main reason as wanting more space. Definitely not a cost issue. Their income is extremely high and the rent for my unit is a few hundred dollars higher than what they currently pay for rent and utilities combined.

Jeff S. Thanks for that feedback. I probably wouldn't have thought twice about it if they were breaking lease to buy. Although my unit is definitely a step up from where they are so I guess I can see them making that move as well.

Tracy Price: Credit check is fine. Employment verification still in progress. There are a number of people interested in the rental, so I don't think I'd be in too bad of a position if I decided not to rent to them.

I'm guessing this has been asked and answered but my forum searching skills need work. I'm wondering if you would rent to someone when you know they are still under a lease with another place? Their rental history check revealed they have another 7 months on their lease and are required to give 60 days written notice, which they have not done. They are trying to rent my place for August 1st, which is clearly less than 60 days away.

I am concerned that if they would break their current lease (which they have held for over 5 years), they will do the same with me. I know life happens so this isn't always reason to turn people away. However, they indicate they are moving because they are having a child and need more room. The baby isn't due till November and I can't understand how much space a baby could need in the first 2 or 3 months that would make it worth breaking their lease without any notice. Am I over thinking this?

On the credit report, the social security number is not displayed so I cannot compare to the one provided on the application. However, applicant provided me a copy of an S-CORP declaration from the IRS and the last 4 digits on there do match. I am going to call the CRA to get more insight into what this message means.

Would this warning/alert be sufficient for denial based on credit report? I'm still conducting rental and employment verification, etc., so I'm not dead set on a denial or anything. I just want to make sure I understand what would qualify as a valid credit report related reason.

I got back a credit and background check for a potential renter via smartmove. Here is the feedback I got on the credit check (credit score itself was excellent and credit score was high):

Address submitted has been reported as suspicious. We suggest you verify the applicant's identity.
SSN may be invalid - it was either very recently or never issued by the Social Security Administration. We suggest that you verify the applicant's identity.

How do I go about verifying this information further - in particular, the social security number? Is this standard jargon that I should expect even if the social is legit but has just been recently been issued? This person had a job for at least a year here, and has addresses going back to 2009.

Also, background check information shows someone with the exact same name with a murder conviction. From description and a small photo found online it doesn't seem like the same person but frankly it still creeps me out a bit. What can I do to validate further that it isn't him?
