when I first rented lot, the tree was healthy by all means.  Then 5 years later is where we stand. No problems ever.... Tree was about 50 ft away from my home. It cost about 1000 to get it cut. In NC as long as there's immediate bodily harm or property endangerment then it's legal to have it cut down no matter the owner. I had 4 companies come out but only say 3 bc one could not prove insurance and work history that's why I say 3. Those 3 had insurance and were able to prove they were arborist. I chose the one with the most experienced due to the fact the neighbors were at risk too if someone who didn't know what they were doing tried cutting down the tree. In NC property managers have 24 hrs to get emergencies responded too .I didn't have a response until over 96 hrs after the initial call. 

Yes I made sure they were an arborist, had full insurance and they had 35 years of experience. I didn't just called Jack and Jill from down the street. Again the tree was in such horrible shape that I didn't want to risk it falling by having someone who didn't know what they were doing trying to cut it down.  The lease states nothing about trees. And had 3 companies state the tree was immediate risk to human life then chose the one with the nest reputation and experience and could provide proof of insurance at that moment.

I respect your opinion. They did not respond until I kept calling up till 4 days after the initial call. By state law they have 24 hrs for emergency cases. The tree was cracked and in two days there was a hug difference in the crack . Due to their lack of communication and to the fact of immediate bodily harm and or possible death,and property damage in nc cutting it down was legal. If I had not done this and then let the tree fall on my home, then I could sue for negligence on their part but I'm not that type of person. I try to do what's best and due to them no responding at all for 2 full days then they came out and cut it down before the severe weather that night. Through this whole time I kept calling messaging them and emailing. They didn't respond until two more days. Being more than 96 hours after the initial call was made. Then him trying to blame the property manager for not being in contact through it all. So I don't need empathy I'm just wondering has a similar thing happened to others. I by no means want to spend money especially that amount but in protection of my life, and my family 's life and property due to their lack of communication had no other choice. Well besides letting us get hurt and sue them afterwards. I at the moment saw this as everyone's best option.  Either way that cracked, dangling tree had to come down it was a legal hazard by all definitions. Ques next time I'll wait to something happens then cry then sue. That's what's wrong wit society. 

I own my home. Rent the lot. Noticed Saturday that the tree had a huge crack was leaning and could fall anytime. Notified property manager. Emailed the office also. Nothing come Sunday the crack has gotten bigger. Kept calling all numbers emailing them and all no response. Sunday night there were 60mph winds storm warning. So tree would not make it through the night. Immediate body harm, life injury, and or property damage was a high risk. Called a professional to come handle it Sunday night. Monday comes and I kept emailing and calling all parties no response finally Tuesday the property manager response and says even though we didn't respond the tree should had not been touched. So basically they have no protocol on emergency after hours number to get in touch with someone. Here it is Thursday. 5 days after the original contact was made and still no response from owners they don't was to reimburse. If it wasn't taken care of immediately lives were as risk and property damage. I couldn't even stay in my own home bc of this risk.
